my wife and I have discussed selling our home and getting a new one
we've kicked around the idea before, but I don't want to wait until retirement.
I'm meeting with the bank today to get my financing lined up in the hopes that we can put ourselves in a position where we find a house we like, or have one built and just pull the trigger on it.
Our plan is to stay in our area - and move no more than 15 miles from where we are now.
I don't know, when it comes down to signing our name we may get cold feet and decide to stay put.

I have had a house built before. It's tedious to me. And there was a different cost overrun daily it seemed. Maybe I just had a shitty contractor, though.

start doing the repairs you've walked by and gotten used to seeing whether it be cracks, stains, cabinetry off track trim loose
but especially start getting rid of shit
if you aint seen it worn it or used it in the last year it needs to go--take one tub of memorhabilia and get rid of everything else

My best friend of 20 years is building a house now. He's in the damn construction industry (works for / helps run his father's commercial glass company), has a contractor he knows and trusts, and is still going crazy.

It sucks you guys have had bad experiences building your homes. I had no problems with mine besides minor every day stuff. Guess you gotta be an expert in new home construction to make it a pleasant experience

I have a house plan in mind and I can live with the price they have for it
but then they are going to tell me that doesn't include hardwood floors, tile bathrooms and a backsplash for kitchen and when all is said and done, they price will be $40K more than I walked in wanting.
I think renovating our own home may be the best option in the end - which still has its own host of problems, I've already talked to one contractor that was an idiot.
it started off badly when he failed to tell me he had his foot amputated 2 weeks before

Wait until the next recession, contractors will be falling over themselves to low bid you just to have something to do. My brother had his house built in 2009, got it done for probably half of what it would've cost in 2007 or 2011. Timing is everything...
