"Blacks and Hispanics don't have a chance. And working class white, far less so do they even have a chance."

So you're saying that college educated white people have a massive advantage over everyone else? You almost make it sound like it's by design. Pretty cool, huh?

Renting actually makes a lot of sense, esp. for older people. If you're over 50 and living in a $500K home (to use DS's example) with a bunch of bedrooms you don't need, you're probably paying over $6K per year in taxes and insurance. Add yard maintenance and yearly repairs and you're probably closer to spending $8K a year just for the privilege of living in this house that you ostensibly own. You could downsize to a (say) $1500 per month rental, which should be more than adequate. No taxes, no insurance, no maintenance. Yes, you are paying an extra $10K a year, but if you sold your house for $500K, that will pay for it for the next 50 years. You'll be dead long before that. And yes, I realize the rent may go up, but you can park most of the proceeds from the sale of the house into something that will also provide you with income, so that's probably a wash...

that's a pretty easy decision for someone old though - most people make the decision to scale down, back or turn it over to their children.

Telling someone to rent for their entire life - which may be normal for someone living in New York City , is counter intuitive to the vast majority of Americans. The home gives you an asset that may not appreciate faster than the stock market, but its steady and while I'd hate to do it, you can borrow against it once you have value in it.

As I've said before though we need to protect homeowners in America from losing their homes and retirement due to bankruptcy due to medical bills. If we have a safety net for low income people in America, we need a safety net for working taxpayers as well.

Hell, folks are listing homes and getting multiple offers over listing price — from preapproved buyers — within 24-36 hours. Neighbors sold their four bedroom (they listed it as five even though the “fifth” was really a study/spare room) 3 bath home for $550k after having it on the market for a day and listing at $520k. A few blocks over a builder I know bought an older home for $400k before the pandemic, tore the house down, divided the lot into three lots, got variances from the city and has built three 2200-2500 sq ft houses on slabs with each being under contract for $375-$400k before they finished pouring the slabs.

It’s crazy.
everyone talks about Millineals not being able to buy homes, but the leading edge of that group just turned 40.

They are definitely the people buying these houses at inflated prices.

The Millineals have such a false narrative about their lives, most of it is horseshit.

Not really. Not cool at all.

Poor, ugly, stupid people could (at one time) expect to be married for life. All you had to do is work hard and be a good man. The Honeymooner's was not that long ago. The Flintstones's was not that long ago. Good Times was not that long ago. All In The Family was not that long ago. Those television shows were a reflection or ordinary American life for the "marginal" case. They were not always happy in their marriages (far from it.) You might have years of unhappiness. But there were no divorces. You couldn't make shows like that anymore because those shows would make no sense. The "marginal case," they can forget lifelong marriage and children born in legitimacy. They get dramatized by programs like The Conners!

We are not talking about really sophisticated people here hedge. The characters worked very meager jobs (if they were working at all) and they had zero college education. The Cosby Show (with all of its higher education, professionalism, and decadence) was still a decade away. The marginal case could (at one time) expect to be married for life.

No more. All gone. All gone thanks to people like DookSucks and his willingness to "eviscerate" the proverbial "cock-sucker" in family court. Now men don't have any reason to be good men, to work hard, to behave. If wife goes feral (happens all the time) and goes to see DookSucks, she ceases being his "helpmeet" and gets half because she isn't haaaaappppppy anymore. Is it any surprise we are seeing rioters take to the streets to revere men like George Floyd (a two-time felon who hadn't seen his kids in 6 years or paid child support in 3 years) when they killed by police? Why should Floyd have been a good man when you have people like DookSucks waiting around the corner to "eviscerate" that "cock-sucker" if he ever married the mother of his many children? The only time men are rewarded for being good men with a lifelong helpmeet, is when they are already well above average in so many cases. And even that doesn't guarantee anything anymore.

I can not over-emphasize the damage caused by "no-fault-divorce" to the American way of life.

Hedge Funds / Private Equity / REIT's have driven rental property prices through the damn roof by doing that. Friend's family is partners in a group that has several properties in the area. One complex is about to sell for $28m to a group out of NY, and three years ago the ownership group was on the verge for selling it for $16m until the buyer got cold feet. Seventy-five-fucking-percent raise in three years. It's crazy.

Bingo. The problem around here is finding a rental worth a shit (having the world's largest military installation in your town doesn't help). Mother-in-law's friend did just what you said, and it took her months to find a place to rent worth a damn.

I agree with you hedge.

Renting does make sense if you are a lot older and an empty nester. Why do you want to mow that lawn? Why do you want to shovel that snow? Why do you want to heat a house with 4 bedrooms? Kids have their own place now. I agree. Sell your McMansion, put the money in the bank, and relax in a 2 bedroom rental.

But renting all your life only makes sense when it is done out of necessity, not by choice. High rise city living is a luxury, far from the norm no matter how many idiot journalists think its not. If you live in Manhattan or San Francisco or Tokyo and you can't imagine living anywhere else, then renting all your life makes sense. But you'll be much poorer at the end of your life, for it. Karl Smith doesn't really focus on that aspect. You are also likely to feel envious and vengeful towards those who did not live a life of "rent" in the city with you (have your rent-for-life lifestyle) because they will have bought property, paid off mortgages, and now they have money in their retirement. They put in all the extra effort and inconvenience in their working years (all those long commutes and yard work.) The benefits, they reap them in retirement. And in your retirement, you will be looking at government for "policy" to rectify that imbalance that exists between their retirement and your retirement because of the choices that you made earlier in your life.

I am having my best year ever, and the wives are much easier to represent. Dumbasses like you don't realize the wife is unhappy until it's too late. You folks are emotional wrecks. The wives are looking at it as a business proposition by the time they get to me, and they are much more reasonable.

They'd be stuck which is the point of the marriage contract. You re STUCK. And then you would have practice law in another way, a more meaningful way.

I can't tell you how many women I know who are in their 20s, 30s, even their 40s, who are LONGING for a husband that they will never have (ever.) DS, do you know how many books have been written for women on teaching them how to "catch a man" because women nowadays don't have the first clue? They are going to die alone, never married. They are not going to have a husband because young men (particularly the ones who watched their dads get ruined by people LIKE YOU) have figured it out. This is a big problem and your profession, you are the single biggest reason why this problem exists.

I got lucky. I counsel a lot of men who were not so lucky. Try counselling a divorced dad who just buried his daughter to suicide because she couldn't get over what mom did to not just dad, but her.

Have you even been in family court? Hedge, if there are 9 planes in Dante's Hell, family court is about level 5 or maybe 6. Family court is about at the same level of pain and ruin as being diagnosed with some serious, non-fatal cancer. Have you ever seen children crying nonstop? Have you ever seen the pain there? I know DS has seen it, that is how he gets his paycheck.

DS, do you know how many books have been written for women on teaching them how to "catch a man" because women nowadays don't have the first clue? They are going to die alone, never married. They are not going to have a husband because young men (particularly the ones who watched their dads get ruined by people LIKE YOU) have figured it out. This is a big problem and your profession, you are the single biggest reason why this problem exists.
Dear God. You are a fucking lunatic.
I am really happy you mentioned God.

If you are going to pray to God (always a good idea) then stop worrying about me and ask Him why men should get married if you do the job you are paid to do? Ask for an answer. Then come back to me and tell me what God has told you if He gives you an answer.

Note counsellor, I have answered ALL your questions. You have answered NONE of mine. You have not even addressed ANY of my points on marriage and no-fault-divorce. I think you are afraid to do that because you don't want to go down that path.

I don't know any morbidly obese ditch diggers with an IQ of (say) 93 who with nothing to offer but hard work, have a lifelong marriage to a helpmeet who has given him children and has NOT given him a divorce. That doesn't happen anymore rat. He'll probably never be able to even afford a house but if he did, Wilma will go see DS and take it from him.

The fucking Flintstones.

Instead, lifelong Manhattan "renter" Dr Ross Gellar gets 3 divorces because wife #1 (the mother of his first child) wants to munch carpet, wife #2 (Imported from England) is never happy with anyone, and wife #3 (mother of his second child who's baby name was so popular due to that show it was the number one child name in America for 3 years) got drunk and only cares about fashion.
