Renting actually makes a lot of sense, esp. for older people. If you're over 50 and living in a $500K home (to use DS's example) with a bunch of bedrooms you don't need, you're probably paying over $6K per year in taxes and insurance. Add yard maintenance and yearly repairs and you're probably closer to spending $8K a year just for the privilege of living in this house that you ostensibly own. You could downsize to a (say) $1500 per month rental, which should be more than adequate. No taxes, no insurance, no maintenance. Yes, you are paying an extra $10K a year, but if you sold your house for $500K, that will pay for it for the next 50 years. You'll be dead long before that. And yes, I realize the rent may go up, but you can park most of the proceeds from the sale of the house into something that will also provide you with income, so that's probably a wash...

that's a pretty easy decision for someone old though - most people make the decision to scale down, back or turn it over to their children.
Telling someone to rent for their entire life - which may be normal for someone living in New York City , is counter intuitive to the vast majority of Americans. The home gives you an asset that may not appreciate faster than the stock market, but its steady and while I'd hate to do it, you can borrow against it once you have value in it.
As I've said before though we need to protect homeowners in America from losing their homes and retirement due to bankruptcy due to medical bills. If we have a safety net for low income people in America, we need a safety net for working taxpayers as well.

Bingo. The problem around here is finding a rental worth a shit (having the world's largest military installation in your town doesn't help). Mother-in-law's friend did just what you said, and it took her months to find a place to rent worth a damn.

Renting does make sense if you are a lot older and an empty nester. Why do you want to mow that lawn? Why do you want to shovel that snow? Why do you want to heat a house with 4 bedrooms? Kids have their own place now. I agree. Sell your McMansion, put the money in the bank, and relax in a 2 bedroom rental.
But renting all your life only makes sense when it is done out of necessity, not by choice. High rise city living is a luxury, far from the norm no matter how many idiot journalists think its not. If you live in Manhattan or San Francisco or Tokyo and you can't imagine living anywhere else, then renting all your life makes sense. But you'll be much poorer at the end of your life, for it. Karl Smith doesn't really focus on that aspect. You are also likely to feel envious and vengeful towards those who did not live a life of "rent" in the city with you (have your rent-for-life lifestyle) because they will have bought property, paid off mortgages, and now they have money in their retirement. They put in all the extra effort and inconvenience in their working years (all those long commutes and yard work.) The benefits, they reap them in retirement. And in your retirement, you will be looking at government for "policy" to rectify that imbalance that exists between their retirement and your retirement because of the choices that you made earlier in your life.

I got lucky. I counsel a lot of men who were not so lucky. Try counselling a divorced dad who just buried his daughter to suicide because she couldn't get over what mom did to not just dad, but her.
Have you even been in family court? Hedge, if there are 9 planes in Dante's Hell, family court is about level 5 or maybe 6. Family court is about at the same level of pain and ruin as being diagnosed with some serious, non-fatal cancer. Have you ever seen children crying nonstop? Have you ever seen the pain there? I don't know any morbidly obese ditch diggers with an IQ of (say) 93 who with nothing to offer but hard work, have a lifelong marriage to a helpmeet who has given him children and has NOT given him a divorce. That doesn't happen anymore rat. He'll probably never be able to even afford a house but if he did, Wilma will go see DS and take it from him.

Instead, lifelong Manhattan "renter" Dr Ross Gellar gets 3 divorces because wife #1 (the mother of his first child) wants to munch carpet, wife #2 (Imported from England) is never happy with anyone, and wife #3 (mother of his second child who's baby name was so popular due to that show it was the number one child name in America for 3 years) got drunk and only cares about fashion.
