If you can make money on the improvements, I would do it. Use up all the $250K of residence gain exemption. You only use up $170K if you sell it without the improvements.

American soccer will never be world class until poor people start playing. Any middle class sport in America rarely has world-class talent participating. Swimming is probably the biggest exception...but that's probably because everyone across the globe that competitively swims has to have a certain amount of disposable income. So, our middle class athletes are competing largely against the world's middle class talent.

By and large, America's top talent comes from lower middle to low income households.

Fencing isn't a sport. It's an activity. Spelling bees are only slightly below it.

Our school does have a pretty good water polo team
but they are eclipsed by how awesome our bowling team is.

5 years ago it was $890 a year plus travel to be on the high school swim team

Football was $430 and it included travel.

Fortunately my daughters idea of competitive swimming is to hit her cousins with a pool noodle.
